A pre-approval letter can be a powerful negotiating tool when you’re looking to buy your Cape Cod home, but it loses its power the older it gets. If you’re actively looking at Cape Cod real estate, be sure your letter is current (ideally within the last 30 days).
If you don’t even HAVE a pre-approval letter, you should definitely get one. Sellers have been known to accept even lower offers from buyers who submit a current pre-approval letter with their offer.
