Do you know that on average, the actual selling price of a home on Cape Cod is roughly 15% lower than the original asking price? So if you see something you like, go for it! As long as your offer is within the window of reason, it will at least start a dialog and hopefully initiate the negotiation process. You may be surprised to learn just how motivated that seller really is.
